
Studio Hire User Agreements
Alethea Mountain Retreat Art Centre and Poatina Glass Studio
User Hire Agreement
These conditions apply to all hirers of the Alethea Mountain Retreat Arts Centre, Poatina Glass Studio, including hire of booths and other temporary work spaces, kilns, cold-working equipment, and glass blowing session hire.

Hire Agreement Terms and Conditions

To hold harmless the owner of the property (Fusion Australia Ltd) for all damages, costs, actions, demands and claims, which may be sustained by or suffered by the owner or its employees arising out of the hire of the property.

To provide evidence of current public liability insurance for an indemnity of not less than $10,000,000 covering any damage to the hired property or any legal liability that may arise from the use of the hired property.

To keep the hired property in good repair and condition, returning it in the same state as it was at the commencement of the period of hire.

To reimburse the owner for the cost of repairing any damage incurred to the hired property or its contents during the period of hire.

Not to permit alcohol to be sold, consumed or brought onto the hired property, or to be present on the property while under the influence of alcohol.

To allow the owner access to the hired property during the hire period hire for the purpose of inspection.

Not to remove from the hired property contents or fixtures belonging to the owner.

To use the hired property in a manner that will not annoy, disturb, interfere with or damage property belonging to the owner, other users or occupiers of the hired property or occupiers of other properties in the neighbourhood.

Not to use the hired property in a manner which could cause a risk to the health and safety of others.

Not to bring large equipment or materials (that cannot be contained within the hired space or booth) on to the hired property without the prior permission of the owner.

Not to carry out any activities which may prejudice the insurance cover on the hired property.

To obtain any permits required in relation to the hirers use of the hired property.

Agreement is deemed to be cancelled immediately should any of the above conditions not be met by the hirer. Either party can terminate this agreement by giving 14 days written notice.
Workplace Health and Safety Conditions

Users must read and comply with the Poatina Arts Centre and Glass Studio Risk Assessment which covers all activities at the centre.

A safety induction tour of the Arts Centre will be conducted with all new users prior to them working in the centre.

Users working alone must have a working mobile phone within reach at all times when working in the Arts Centre. Call 000 in an emergency.

In the case of fire or any emergency requiring evacuation, please follow illuminated exit signage and gather in the grassy area beyond the car park and call 000.

In the case of fire or gas leak, shut off LP gas supply to the building at side of building adjacent to gas tank or on top of gas tank (only if safe to do so. Shut off valves will be pointed out during your safety induction tour).

Please avoid using power tools and other dangerous equipment / processes after hours or when working alone.

The Arts Centre is a drug and alcohol free zone and it is not permitted to work in the centre when under the influence of drugs or alcohol.

Hire of equipment may only be undertaken by individuals who are trained and competent in their specific safe use.

Users are expected to keep their workplace clean and tidy and safe for passers-by at all times (i.e. please don’t obstruct corridors or fire escape doors or leave dangerous items unattended.)

First Aid supplies are kept in the first aid kit on the first bench near the front door.

Please observe all health and safety and personal protection equipment (PPE) requirements when using hazardous substances, processes, tools or machinery. This includes considering the heath and safety of other users and those nearby. If unsure, please check with Centre Manager. PPE items such as earmuffs and safety glasses are available at the centre, however it is recommended you obtain your own.

Avoid sweeping floors as this stirs up dust – use the vacuum cleaner if possible or ensure you or others present wear P1 or P2 dust masks if sweeping.

Only use tools and equipment for which you are trained or competent in their safe use.
General Terms and Conditions

Users are required to attend monthly of bi-monthly User Meetings to contribute to discussions on health and safety and to maintain communication.

Shared facilities include tea and coffee station and toilets.

Equipment for hire such as kilns, glass blowing studio sessions, other temporary workspaces etc can be booked as required with the Centre Manager, Keith Dougall, and will be invoiced to users for payment.

Users are expected to source their own materials and personal tools, however some materials are available for purchase. Please see the Centre Manager for more details.

Please consider other users wherever possible with noise levels, including listening to radio or music etc.

Users are expected to contribute to keeping shared facilities clean and tidy – including toilets and tea and coffee areas. This helps us keep the hire fees to a minimum (we do not employ a cleaner). Regular clean-up times may be scheduled as agreed at User Meetings.

Please do not use or borrow tools or equipment that do not belong to you without gaining permission from the owner first.

Please respect others’ work areas and do not touch others’ items without permission.

Please do not use any tools or equipment that belong to the centre or to other users without checking first and/or without adequate instruction on safe use.

Physical and/or verbal abuse will not be tolerated. Please respect others at all times.

When leaving please turn off all lights, heaters and other appliances (unless designed to operate overnight such as furnace, kilns etc) and ensure doors are locked.

Please shut and lock the gate behind you if you are the last one to leave the centre.
